Quads are efficiency units for single adults.  Four quads share a common full size kitchen and bathroom.  Living in a quad is like living in a 4 bedroom house or apartment.  The upside is you have your own locked secure room, and you are not responsible for the utilities of flakey roommates.  Quads have there own vanity with sink, mirror, ceiling fans and closet. For $25 a month we will  furnish with a bed, a desk, and a chair.  Of course you can bring your own furnishings if you like.  All water, electricity, heat, and garbage are a $35 flat fee, recycling is available.  Phone, cable TV, and onsite laundry are available at your expense.  Our quads are secure, each has individually locked front and common doors.  The building is a unique design with many decks and balconies. We are centrally located, 3 blocks to U of O, 2 blocks from the new Safeway market, 2 blocks from 2 different bus stops and walking distance to downtown.  We have a limited amount of reserved parking available and a bike rack.  We have a clean and quiet policy here and strive to keep the building in tip top condition.    Our onsite manager that takes care of security and maintenance.

The University of Oregon is again expecting record enrollment.  We are seeing heavy interest in our properties.  We are leasing our units on a first come first served basis.  As units open, we will lease to the first qualified applicant.  We will take a limited few reservations for the fall, but you cannot reserve a specific unit, reserve units will be assigned mid August when we know which of our current tenants is leaving and who is staying.  If you want a specific unit, you must lease when the unit becomes available.

We will have vacancies beginning in the end of June, to early July then throughout the summer.  I do not know which tenants will leave or when but we always have turnovers in summer.++

You can put in your application anytime.  We lease quads on a first come, first served basis.  When a vacancy comes up, we will contact the first applicants on the reserved list, then the first applicant on our approved list. To be on the reserve list you must be approved and have put down a deposit.  We will not reserve more units then we think will be available.  To make an appointment to view, contact charles, our resident manager at 541-683-8599.

We are a non smoking building.  Tenants and guests will not be able to smoke inside the building, we do allow smoking outside, away from any windows.

Add $35 for utilities.    Add $25 for private balcony or larger rooms.   Add $25 for furnished.  

Parking:  We have 10 reserved parking spots available @ $25 per month (they go quick)

Leases cannot end in Sept-Mar

Security Deposit is a minimum of $300 with 2 yrs employment, 2 yrs good rental history and a good credit report.  Students or those with less then 2 yrs history or not a perfect credit report, need a co-signer or may qualify with a larger deposit.

There is a $25 application fee that is required to process the application.
